Garage Door Maintenance & Tune-Ups
Every summer breakdown we see was quietly announcing itself for months. A yearly tune-up hears it early — and costs a fraction of the July emergency call.

What a tune-up covers
Full inspection of springs, cables, rollers, hinges, drums and tracks; heat-rated lubrication of every moving part; spring balance measured and corrected; opener force and travel calibrated; photo-eye sensors cleaned and aligned; weather seal checked against dust and heat; both safety-reverse tests run. You get a plain-language report of anything wearing — with prices, not pressure.
Why annual, and why before summer
Wear parts fail under peak load, and peak load in Arizona is summer: heat-thickened lubricant, expanded metal, daily use. A spring check in May is the cheapest insurance a garage door offers. Homes near desert edges and construction dust benefit from the sensor-and-track cleaning most of all.

Questions
Maintenance & Tune-Ups — FAQs
How often should a garage door be serviced?
Once a year for most homes — ideally late spring, before peak heat. Doors on dusty desert edges or with heavy daily use earn a second look in autumn.
What can I safely do myself between visits?
Watch and listen: new noises, jerky travel, a door that feels heavier. Monthly, test the safety reverse — lay a roll of paper towels under the door and close it; the door should reverse on contact. Leave springs, cables and track bolts to us.
Is a tune-up worth it on a newer door?
Yes — builder installations often ship with marginal spring tension and rough sensor alignment. A first-year tune-up corrects them while everything is still cheap.
What does it cost?
One upfront price quoted when you book, covering the full checklist — and anything extra it uncovers is quoted separately for your approval, never just done.
